Home / Beolia, Shimla
A Private Homestay in the Shimla Hills
Not a hotel, not a spare room in someone else's house - the whole villa, to yourselves, in a quiet corner of the hills above Shimla.
A House, Not a Hotel
Search for a homestay in Shimla and most of what comes up is still a hotel wearing the word loosely - reception desk, room keys, a breakfast buffet on a schedule. Sukhvasa Villas is the other kind: a five-bedroom house in Beolia that one group rents at a time, with nobody checking you in from behind a counter and no other guests passing you in a corridor.
The caretaker lives close by and handles the practical side - keys, housekeeping, anything that needs fixing - without living in the house with you the way a bed-and-breakfast host sometimes does. It's closer to borrowing a well-kept family house in the hills for a few days than booking a hotel room that happens to have a kitchen nearby.
Why Beolia
Beolia sits about nine kilometres from Mall Road and The Ridge - close enough to go down for an evening, far enough that you can't hear Shimla's traffic from the balcony. The villa is near Hotel Grand Welcome, on a quiet stretch of the ridge rather than in the middle of town, which is usually the first thing people notice is different about staying here versus a hotel in the market area.
For what's actually worth the drive once you're settled in, see our guide to Shimla beyond Mall Road.
Private Means the Whole House
Most homestays near Shimla still mean sharing a house with its owner, or booking one room in a property where other guests have the rooms next door. Sukhvasa Villas doesn't work that way: the booking is for the entire property, all five bedrooms, for one group only. There's no one else's breakfast to work around and no shared landing to be polite on.
Standard occupancy is 10 guests, with additional bedding for groups of up to 18 - enough for an extended family, or two families travelling together, to actually be under one roof rather than split across a few hotel rooms on different floors.
What Makes It a Luxury Stay
Luxury here isn't a marble lobby - it's a private swimming pool nobody else is using, a private gym, five ensuite bedrooms with king beds and mountain or valley views, and a bar counter and dining room big enough for the whole group to actually sit together. In the evenings, the bonfire area is where most stays end up - a short walk from the pool, and usually where the night actually happens.

Planning the Holiday Around It
A homestay holiday in Shimla usually works best with fewer moving parts than a sightseeing-heavy trip: a day or two exploring Mall Road, The Ridge, Jakhoo Temple or Kufri, and the rest of the time spent actually at the villa rather than ticking off a list. The house itself - the pool, the bonfire, the gym, the balconies - tends to be the part people remember afterwards, not whichever temple they visited on a Tuesday.
If that's the kind of holiday you're planning, check your dates and we'll tell you directly whether the house is free - no travel agent, no booking platform in between.
